DSCR Loans for Short-Term Rentals: Financing Your Airbnb or VRBO

A DSCR (debt service coverage ratio) loan qualifies mainly on what the property earns, not on your tax returns. For short-term rental investors, the big question is how the lender counts nightly-rental income. This guide covers how that usually works, what to gather, and where STR deals get stuck. DSCR loans are for investment properties only and are available nationwide.

How lenders usually count short-term rental income

Programs differ, but most use one of these:

  • ✓Your property's booking history. Some programs accept 12 months of platform statements or property-manager reports showing actual gross rents.
  • ✓A short-term rental market report. For a purchase or a newly listed property, some programs accept a third-party STR income projection or an appraiser's short-term rent analysis.
  • ✓Long-term market rent. Some programs only count what the home would rent for on a standard lease. If your deal only works at nightly rates, find that out first.

Many programs also apply an expense or vacancy factor to STR income, so the qualifying income can be lower than your gross bookings. Ask how your lender calculates it before you run your numbers.

Five mistakes that sink short-term rental deals

  1. 1.Skipping the local rules check. Many cities, counties and HOAs restrict or license short-term rentals. Confirm the property can legally operate as an STR before you write an offer.
  2. 2.Using peak-season numbers. Lenders look at a full year. Run your DSCR on annual income, not your best month.
  3. 3.Forgetting STR-specific costs. Cleaning, platform fees, furnishing, utilities and short-term rental insurance all matter to your real cash flow, even when the lender's math doesn't include them.
  4. 4.Under-insuring. A standard landlord policy may not cover short-term guests. Get an STR-specific quote early, because the premium goes into the payment the DSCR is measured against.
  5. 5.Assuming every DSCR program allows STRs. Not all do, and some have extra requirements for condos or rural properties. Ask up front.

Before you call: a short-term rental checklist

  • ✓The property address (or target area) and whether it's a purchase or a refinance
  • ✓Booking history or property-manager reports if it's already operating
  • ✓Any STR market projection you've pulled for the area
  • ✓Local STR permit or license status, and HOA rules if there is one
  • ✓A short-term rental insurance quote and the property tax amount
  • ✓Entity documents if you'll hold it in an LLC

Please don't email tax returns, bank statements or your Social Security number. When you're ready, documents go through our secure application.

FAQ

Can I get a DSCR loan for an Airbnb outside Idaho?

Yes. DSCR loans for investment properties are available nationwide. Standard owner-occupied home loans are offered for Idaho properties only.

Can I use a DSCR loan for a vacation home I'll also stay in?

DSCR loans are for non-owner-occupied investment properties. If you plan to use the home yourself, ask us about second-home options for Idaho properties.

Do I need booking history to qualify?

Not always. Some programs accept a market projection for a new STR, while others need a track record. Ask which applies to your deal.

Can the property be in an LLC?

Many DSCR programs allow vesting in an LLC. Ask us about current requirements. Read the LLC guide.
